COVID-19: What are the impacts on my real estate transaction?

The current situation being extreme for our society, this one worries many among us, with good reason. However, here are the measures required by the OACIQ (Organisme d’autoréglementation du courtage immobilier du Québec), in order to limit the impact on your real estate transaction.

Refrain from in-person contact with our customers
We care very much about you, and your health is important to us, which is why we are not authorized to visit or meet in person at the moment. The current directive states that this will last until April 13, 2020. However, nothing prevents us from handling your file remotely, with the help of tools such as electronic signature or videoconference. In addition, several realtors in the region offer virtual tours for their listings, so you can continue your search for houses directly from your living room!

Notaries are a service considered essential
Our colleagues, the notaries, however, remain open. This means that if you had completed your transaction before the pandemic, but only had to sign the deed of sale before the notary, this does not change, and you will still be able to take possession of your home or finalize the sale thereof. Ask the notary appointed to your file how he will proceed with your transaction.

Would you like to market your home despite the current situation?
It is indeed possible! However, certain constraints due to the situation will apply. We have a great knowledge of the market, the sectors, and we have all the tools necessary to properly assess the value of your property. However, we may need a guided tour via Face Time or other media to make sure we get the details. We will not be able to send our photographer to take interior photos of your house, so it will be necessary to bring out your talents as a photographer. We will not be able to grant visits, but it is possible to accept a promise to purchase on your home which will be conditional on a visit when these are allowed.

We understand the current is very serious, and we must all do our part by staying at home to further reduce the spread of the virus. Our team takes the necessary measures to contribute to this movement and to continue to be present for your real estate needs.

  1. Make a good spring cleaning on your current property to prepare for the sale.

  4. Get a mortgage pre-approval. Mortgage advisers are, like us, self-employed. They are available and can contact you via video conference or telephone. We will be happy to refer you to one of our partners.
